Through the month of July, there were 474 new listings coming on the market in Chanhassen, a 2.7 decline from 2009 levels. However, there were just 153 closed sales, a 16.9% decline year over year. The average sale price was $393,741, a 6.7% increase from 2009. The percent of original list price received increased 2.3% to 92.7%. The average days on market declined from 144 to 142 days. There are currently 173 single family (up 4.2%) homes on the market and 89 (-4.3%) condo/townhome properties listed for sale.

 Approximate Location Boundaries: Chanhassen is located aproximately 6 miles west of the I-494 loop's southwest corner in Carver County and is bounded on the east by Eden Prairie, the Minnesota river on the south, Chaska on the west, Shorewood on the north and Victoria on the northwest.
 Location Characteristics: Chanhassen is one of the Twin Cities fastest growing suburbs with a population of 24,000 that is projected to grow to about 27,500 by 2010. Chanhassen has a great city park and trail system and several lakes. It is home to the Bluff Creek Golf Course, the Chanhassen Dinner Theatres, Lake Minnewashta Regional Park and it borders the University of Minnesota's 1000 acre Landscape Arboretum. Downtown Chanhassen is both auto and pedestrian friendly. You can go to the bank, pick up your dry cleaning, see a movie and shop at the farment's market on Saturday mornings. It is served by both the Chaska and Minnetonka School districts. The Chaska school district has approved a new high school to be built in Chanhassen opening the fall of 2008. Chanhassen residents have a median household income of $113,958 and a median age of 34.2. The median commute time is 23.1 minutes and Chanhassen students exceed the state average scores on reading and math standardized tests by 37.3% and 33.4% respectively. Chanhassen has been ranked by Money Magazine as one of the best places to live in the US.
