New listings have spurted 30.8% to 221 units year to date, but closed sales have also advanced an impressive 68.6% to 86 units year to date. The average sales price has increased 11.8% to $371,000. The percent of original list price received at sale also improved to 94.3% and the average days on market declined 39.3% to 113 days. There are currently 92 single family and 20 townhome/condo homes for sale in Victoria.

Approximate Location Boundaries: Victoria is a Southwest Minneapolis Suburb approximately 10 miles west of the I-494 loop on either MN Hwy 7 or MN Hwy 5. City growth is being accommodated through the annexation of Laketown Township and will make Victoria the largest city in Carver County in the future. The opening of the new Highway 312 to Cty 41 in Chaska in November 2007 relieves congestion on Hwy 5 through Victoria and the new freeway makes commutes to Eden Prairie and I-494 a non-stop snap. It is expected that the new highway will encourage more buyer traffic in the Victoria market in 2008.

Location Characteristics: Victoria is a prosperous small town of 6000 people on the edge of the developing suburban fringe. It is home to several lakes including Lake Minnetonka's Smithtown Bay. 1800 acre Carver Park Reserve is a very large regional park with lakes, boat launch, walking and cross country ski trails and the Lowry Nature Center. Victoria also borders the University of Minnesota's 1000 acre Landscape Arboretum and is home to the Deer Run Golf Course, one of the state's top public courses. Development plans call for 500 new homes by 2010, but with parks, lakes and golf course, there will be plenty of open space long into the future. When I told people I had bought a home in Victoria, without execption, their reaction was... "It's so beautiful there!" ... and so it is, as well as quiet yet convenient to shopping in Chaska, Chanhassen, Eden Prairie, Wayzata, Minnetonka and Edina. Victoria is served by the Minnetonka, Chaska and Waconia school districts. Both the Holy Family Catholic High School and the new Victoria Elementary School are located in the city. Victoria students in the Chaska school district will attend the new Chanhassen High School, opening in the fall of 2008. Victoria has a population of about 6,203 and a median age of 37.5.
