Inventory in the City of Minnetonka is declining, a positive step in an oversaturated market. New listings taken during 2008 were down 15.1% when compared to 2007, but homes sold also dropped 23% to 528 homes sold during the year. Single Family inventory dropped 6.5% to 212 units currently on the market. Townhome and condo inventory is down 23.1% to 143 units. The percent of list price received at sale during 2008 was 91.9% after an average 144 days on market with an average sale price of $325,073.
