The buildup of excess inventory in Maple Grove is reversing with 4.6% fewer listings taken, or 2,138 in 2008 when compared to 2007's total of 2,241 listings taken.  Condo and townhome inventories are down 17.3% when compared to a year ago with 177 units currently on the market.  Single family inventories are also on the wane and are down 9.6% from a year ago to 281 homes for sale.  2008 closed sales are off just 3.1% from 2007, and the average sale price has declined only 1.9% to $319,361.  The percent of list price received at sale during 2008 was 93.5% compared to 95.4% in 2007.  The average days on market for 2008 sales was 129 days, up 27.6% from 101 days in 2007.

Location Characteristics: Maple Grove is one the the Twin Cities most sought after communities with newer schools, a spectacular new retail district, good freeway access, many neighborhood parks, a large county regional park and several lakes, including Weaver Lake, Rice Lake, Fish Lake, Cedar Lake and Eagle Lake. The city is served by the Osseo, Wayzata and Anoka school districts. Existing homes and new construction opportunities are abundant.  Maple Grove has a population of about 60,500 and a median household income of $102,639.  The median age is 35.5 and the median commute time is 24.4 minutes.  Maple Grove students exceed the averages on state standardized tests by 24.9% in math nd 28.8% in reading.
