The buildup of excess inventory in Maple Grove is reversing with 4.6% fewer listings taken, or 2,138 in 2008 when compared to 2007's total of 2,241 listings taken. Condo and townhome inventories are down 17.3% when compared to a year ago with 177 units currently on the market. Single family inventories are also on the wane and are down 9.6% from a year ago to 281 homes for sale. 2008 closed sales are off just 3.1% from 2007, and the average sale price has declined only 1.9% to $319,361. The percent of list price received at sale during 2008 was 93.5% compared to 95.4% in 2007. The average days on market for 2008 sales was 129 days, up 27.6% from 101 days in 2007.
