A Word of Caution
Just as you would not buy a home after only seeing a virtual tour on the internet; be wary of the results from internet valuation models. They are notorious in their lack of reliability. Real estate valuation is very complex and involves not only statistical analysis, but also human judgment based upon the differences between properties inclucing condition and the appeal of a property to a consumer's sensory values. Computer models can't see the unkept property next door or the beautiful view, hear highway traffic or the birds in the trees, smell the pets or the flowers, touch the soiled finishes or the sleek new finishes. All of these things will impact price. Computer valuation models are not a substitute for the judgement of an experienced real estate professional. |
