An insightful price recommendation is based on a detailed analysis of closely comparable homes currently for sale, those that have recently sold and those that failed to sell.  

In addition, experience with buyer expectations, knowledge of market trends and a flare for home decorating and maintenance are all skills that help me achieve top dollar sales for my clients.  

I was privileged to sell these homes and help the owners pass the keys to new owners.  In addition, I assist buyers to realize their dream of purchasing a new home.  It's still a thrill to be a part of these big events in my client's lives.

A Word of Caution

Just as you would not buy a home after only seeing a virtual tour on the internet; be wary of the results from internet valuation models.  They are notorious in their lack of reliability.  Real estate valuation is very complex and involves not only statistical analysis, but also human judgment based upon the differences between properties inclucing condition and the appeal of a property to a consumer's sensory values.  Computer models can't see the unkept property next door or the beautiful view, hear highway traffic or the birds in the trees, smell the pets or the flowers, touch the soiled finishes or the sleek new finishes.  All of these things will impact price.  Computer valuation models are not a substitute for the judgement of an experienced real estate professional.
